The Ranchos de Taos 12-week median sale price was $585,000, based on eight transactions. That offers useful context for the recent sales mix, but it should not be interpreted as proof of a broader price trend.

Talpa has five active listings and two sales over 12 weeks, producing a calculated 7.5 months of supply. That figure suggests slower but potentially functional absorption. However, the remaining inventory is exceptionally old: median active DOM is 420 days, and four of the five listings are stale.

Talpa’s two-sale sample is too limited to support a reliable sold-price median. Its supply figure should also be treated cautiously because one additional or missing transaction would materially change the result.

Talpa Foothills has two active listings and one recent sale, producing a calculated 6.0 months of supply. Median active DOM is 335 days, and one of the two listings is stale. With only two active properties and one sale, these statistics are highly sample-sensitive. The figures describe the current listings but do not establish a dependable market trend.

The sub-area comparison shows that Ranchos de Taos supplies most of the inventory and transaction volume. Talpa and Talpa Foothills calculate at lower months-of-supply levels, but those readings come from extremely small samples and coexist with unusually long active market times.
