“The practical issue for sellers is that the competing inventory is still there—and much of it has been available for a long time.”
For buyers, that creates room to compare properties carefully, but it does not provide the same negotiating position in every location and price band.
How is the Taos real estate market right now?
The October 18, 2026 report counts 409 active residential listings across the report’s core county and resort markets, and 47 residential closings in the corrected four-week window, for 8.7 months of supply.
That figure is the report’s own measure: active listings divided by four-week closings, treating four weeks as an approximate month. Conditions differ by area and price band, so the countywide figure is a starting point, not a verdict on any single property.
