Buyer Activity

However, that result does not eliminate price resistance across the broader inventory. With 19.0 months of supply and limited recent sales, sellers may still need patience, accurate pricing, and a willingness to compete with a large number of alternatives.

Differences Across Ranchos, Talpa, and Talpa Foothills

The sub-area breakout shows that nearly all recent activity is concentrated in Ranchos de Taos. That area has 33 active listings and six 12-week sales, producing 16.5 months of supply. Its 67% stale share is still high, but it is the only sub-area with meaningful recent turnover.

Talpa has four active listings and no sales in the 12-week period, so months of supply cannot be calculated. Its median active DOM is 313.5 days, and 75% of its listings are stale. That points to a very limited and aging inventory sample, not a reliable measure of broad market value.

Talpa Foothills has one active listing and no recent sales. Its 100% stale share reflects a single listing, so it should be treated as directional only.

Bottom line

Ranchos / Talpa is one of the slower-moving areas in the comparison, with 19.0 months of supply and 68% of listings at least 90 days old. Ranchos de Taos is generating the area’s recent sales activity, while Talpa and Talpa Foothills have too few listings and no recent sales to support strong conclusions.
