Key indicators
Ranchos and Talpa have substantial available inventory relative to completed sales. Thirty-six active residential listings and seven sales over 12 weeks produce approximately 15.4 months of supply. That puts the overall area firmly in buyer-favorable territory, with sellers competing for a limited number of completed transactions.
Three of those seven sales occurred in the latest four weeks. Recent closings therefore represent a somewhat stronger pace than the average across the full window, but three transactions are too few to establish a sustained pickup. Activity is present; it has not been sufficient to absorb the available inventory quickly.
Three-quarters of current listings have been on the market for at least 90 days: 27 of the 36 homes available. Median active time on market is 126 days, and roughly one-quarter of listings have reached about 205 days or longer. Older inventory is a broad feature of this market, rather than a small group of outliers.
Completed sales tell a somewhat different story. Their median market time was 114 days, and the reported list-to-sale ratio was 97.1%, indicating reasonably close-to-list performance among the measured transactions. Deep supply has not translated into large discounts on every completed sale. The ratio also does not show whether asking prices were reduced before those sales occurred.
The 12-week median sale price across all residential types was $579,000. With only seven transactions and more than one property type represented, that figure is a description of the closing sample—not a reliable stand-in for the value of every home in the area.
Property type and local differences
Single-family homes account for 33 of the 36 active listings and five of the seven sales. Their median sale price was $660,000, with a median market time of 114 days. Five sales provide a limited pricing sample, while the inventory count shows that most current seller competition is concentrated in single-family homes.
Manufactured and mobile homes account for two active listings and two sales. That sample is too thin for a useful price or selling-time comparison. One additional active listing falls outside those categories, with no recorded sale in that category.
Ranchos de Taos accounts for most of the zone’s activity: 30 active listings and six sales over 12 weeks, producing 15.0 months of supply. Median active market time is 120 days, and 73% of listings have reached 90 days. Its six-sale median was $474,500, but that small, mixed-property sample should not be substituted for a single-family valuation.
Talpa has five active listings and no sales in the 12-week window. Months of supply cannot be calculated without recorded sales; it is not zero. Median active market time is 186 days, and 80% of listings have been available for at least 90 days. The combination points to limited recent transaction activity alongside established inventory.
Talpa Foothills has one active listing and one recorded sale. Those counts produce a mathematical supply reading of 3.0 months, but a single transaction cannot establish that the sub-area is tight or competitive. The one available listing has been on the market for 134 days. Its 100% stale share describes that single property, not a broad inventory pattern.
Bottom line
Ranchos and Talpa offer buyers substantial choice relative to recent sales, and older listings make up most of the available inventory. The latest four weeks contributed three closings, but that modest activity has not established a broader shift in market balance. Sellers should position against current competing homes, while buyers should recognize that the properties reaching closing have still recorded reasonably close-to-list results.
