Town of Taos and Canon are recording consistent completed-sales activity, but available inventory remains substantial relative to that pace. There are 87 active residential listings and 24 sales over the past 12 weeks, producing approximately 10.9 months of supply. Overall, that favors buyers, with important differences between single-family homes and condos or townhomes.

Eight properties sold during the latest four weeks—exactly one-third of the 12-week total. Recent closings are therefore in line with the average four-week pace across the broader window. These counts show continuing activity, without evidence of either acceleration or a slowdown in the latest four-week period.

Sellers are competing with a substantial amount of older inventory. The median active listing has been on the market for 126 days, and roughly one-quarter have reached about 198 days or longer. Fifty-six listings, or 64% of available inventory, have been on the market for at least 90 days.

The reported list-to-sale ratio is 93.8%, indicating negotiation below asking prices among the measured sales. That does not establish an expected discount on every listing, but it does argue against assuming sellers are routinely achieving full asking price. Across completed sales, median time on market was 105 days.

Property type makes a difference

Single-family homes account for 59 active listings and 12 sales over the 12-week window. Their median sale price was $669,000, and median sold time on market was 170 days. Using the same 12-week supply convention, that inventory represents approximately 14.8 months of supply.

Condos and townhomes account for 26 active listings and 11 sales—nearly as many closings as single-family homes, against less than half the active inventory. Their calculated supply is approximately 7.1 months, with a $379,000 median sale price and 83-day median sold time on market.

Those figures show stronger absorption and shorter completed-sale marketing times for condos and townhomes within this window. Single-family sellers face a deeper inventory pool relative to recent transactions. The difference does not establish why buyers selected particular properties, but it makes the combined market average less useful for assessing either category on its own.

Two manufactured or mobile homes are active, with one recorded sale. That sales sample is too limited for a useful price or selling-time comparison.

The overall 12-week median sale price is $495,000. With condos and townhomes accounting for 11 of the 24 closings, that figure reflects a mixed market rather than a typical single-family home value. The snapshot provides no prior-period price comparison from which to infer appreciation or depreciation.

Bottom line

Town of Taos and Canon have ongoing sales activity, but the current pace leaves buyers with substantial selection. Condos and townhomes are absorbing more readily than single-family homes, while older inventory and below-list sale performance make careful seller positioning important. Homeowners assessing value should start with comparable properties of the same type rather than the area’s combined median.
