All nine active listings and all three sales are single-family homes. The 12-week median sale price was $1,050,000, but the three-sale sample is thin. That median describes the homes that closed; it does not establish a typical value for all Weimer properties or a direction for neighborhood prices.
Bottom line
Weimer has recorded a few quick, close-to-list sales alongside inventory that has generally been available much longer. Buyers have options, but should not assume every seller will accept a substantial discount. Sellers should focus on how their home compares with today’s alternatives rather than expect the three recent closings to predict their own price or timing.
