Ranchos and Talpa have substantial available inventory relative to completed sales. Thirty-five active residential listings and seven sales over the past 12 weeks produce 15.0 months of supply. That inventory-to-sales relationship favors buyers overall, while sellers face considerable competition for the recorded transaction pace.

Two properties sold during the latest four weeks, slightly below the average four-week pace of approximately 2.3 sales across the full window. With only seven transactions overall, that small difference does not establish a sustained slowdown or a change in buyer demand.

Substantial supply has not meant a large discount on every completed transaction. The ratio does not establish performance against original asking prices or show whether sellers reduced their prices before reaching an agreement.

The 12-week median sale price across all residential types was $579,000. With only seven sales and more than one property type represented, that figure describes the closing sample rather than a typical value for every home in the area. This snapshot does not establish appreciation or depreciation.

Property type and local differences

Single-family homes account for 33 of the 35 active listings and five of the seven sales. Their median sale price was $660,000, with a median sold time on market of 114 days. Using the same 12-week convention, single-family supply calculates at 19.8 months. That shows how heavily current inventory is concentrated in a category with relatively few completed transactions, although five sales remain a limited sample.

Manufactured and mobile homes account for one active listing and two sales. Those two transactions do not support a useful sale-price or selling-time comparison. One additional active listing falls outside those categories, with no recorded sale in that category.

Ranchos de Taos accounts for most of the zone’s inventory and sales: 30 active listings and six closings over 12 weeks, producing 15.0 months of supply. Median active market time is 127 days, and 77% of listings have reached 90 days. Its six-sale median was $474,500, but that small, mixed-property sample should not substitute for a single-family valuation.

Talpa has four active listings and no sales during the 12-week window. Months of supply cannot be calculated without recorded sales; it is not zero. Median active market time is 334.5 days, and 75% of listings have been available for at least 90 days. Those figures describe a small group of established listings without recent completed transactions, not proof that buyers have stopped looking or negotiating.

Talpa Foothills has one active listing and one recorded sale. Those counts produce a mathematical supply reading of 3.0 months, but a single closing cannot establish that the sub-area is tight or competitive. The available listing has been on the market for 141 days. Its 100% older-inventory share describes that one property, not a broad neighborhood pattern.

Bottom line

Ranchos and Talpa offer buyers substantial selection relative to recent sales, particularly among single-family homes. Most available listings have been on the market for at least 90 days, while the latest four weeks contributed only two closings. Sellers should position against current competing properties, and buyers should recognize that the homes reaching closing have still recorded relatively close-to-list results. Deep supply provides context for negotiation, not a guaranteed discount.
