These figures describe established inventory without recent completed transactions, but do not establish whether any current listings are attracting interest or negotiating contracts.
El Salto has three active listings and one recorded sale, producing a mathematical supply reading of 9.0 months. A single closing is too little evidence for a reliable market classification or a useful sale-price comparison. Median active market time is 137 days, and all three listings have been available for at least 90 days. Its 100% older-inventory share describes those three properties, not a broad historical trend.
Bottom line
The zone has recorded a few relatively quick, close-to-list sales, but those closings occurred earlier in the 12-week window. Today’s available homes have generally been on the market much longer, and the latest four weeks recorded no completed sales. Sellers should assess current competing inventory rather than expect the earlier sales to predict their own timing, while buyers should evaluate individual properties without assuming that extended listing times guarantee a particular discount.
