It does not establish that every seller accepted a similar discount, that the reference was the original asking price, or that buyers should expect a standard reduction from current listings.
Property type makes a difference
Single-family homes account for 55 active listings and 12 sales over the 12-week window. Their median sale price was $669,000, and median sold time on market was 170 days. Using the same 12-week supply convention, that inventory represents approximately 13.8 months of supply.
Condos and townhomes account for 25 active listings and nine sales. Their calculated supply is approximately 8.3 months, with a $379,000 median sale price and 83-day median sold time on market.
Condos and townhomes therefore recorded stronger absorption and shorter completed-sale marketing times than single-family homes within this window. Their supply is still substantial relative to recent closings; the comparison does not mean every condo or townhome faces limited competition.
Single-family homes have more than twice the active inventory of condos and townhomes, but only three more completed sales. That leaves single-family sellers competing within a deeper inventory pool relative to the recorded transaction pace. The figures do not establish whether price, condition, intended use or other differences explain buyers’ choices.
Two manufactured or mobile homes are active, with one recorded sale. That sample is too limited for a useful sale-price or selling-time comparison.
The overall 12-week median sale price is $563,500. Condos and townhomes account for nine of the 22 closings, so the combined median reflects a mixed market rather than a typical single-family home value. This snapshot does not establish appreciation or depreciation.

Town of Taos and Canon continue to record sales, with the latest four weeks running close to the average pace across the 12-week window. Available inventory remains substantial, and most current listings have been on the market for at least 90 days.
