Weimer’s completed sales moved relatively quickly, while the homes still available have generally been on the market much longer. With only four closings, that calculation is sensitive to individual transactions and should not become a broad label for every property.

These figures alone do not establish whether pricing, condition, location or other differences explain which homes sold.

The reported list-to-sale ratio is 100%, indicating at-list performance in the reported measure against its asking-price reference. It does not establish that every transaction closed at asking price, that the reference was the original asking price or that sellers made no earlier reductions. Current listings may face different circumstances from the four homes that sold.

All nine active listings and all four sales are single-family homes. The 12-week median sale price was $999,500, but four transactions provide a limited pricing sample. That median describes the homes that closed; it does not establish a typical value for all Weimer properties or a direction for neighborhood prices.

Bottom line

Weimer has recorded a small group of relatively quick sales with a reported list-to-sale ratio of 100%, alongside available homes that have generally been marketed much longer. Buyers have options, but should not assume extended listing times guarantee a substantial discount. Sellers should assess current competing properties rather than expect the four completed sales to predict their own price or timing.
