Town of Taos / Canon has a substantial pool of homes available relative to recent completed sales. The area holds 81 active residential listings and recorded 24 sales over the trailing 12 weeks, producing 10.1 months of supply. That balance favors buyers overall, although the experience of shopping for a single-family home differs from the condo and townhome segment.

Inventory age adds context to that choice. Two-thirds of active listings have been marketed for at least 90 days, so much of what buyers can consider is already established on the market. For sellers, the relevant question is how a property compares with those available alternatives in price, condition, and features.

Buyer activity

Six residential properties closed over the past four weeks, within the 24-sale total for the trailing 12 weeks. That is a limited amount of completed activity relative to the available inventory. The two windows describe recent closings over different periods; they do not establish whether demand is accelerating or slowing.

Across the 24 sales, the median closing price was $507,375 and median sold time on market was 133 days. Those figures describe the mix of properties that closed. They should not be read as a valuation for a particular home or as evidence of a market-wide price change.

Seller positioning

Median active time on market is 132 days, and the 75th-percentile reading is 199 days. Fifty-four of the 81 listings—67%—have been on the market for at least 90 days. That is a heavy concentration of older inventory, making exposure time and competing choices important parts of a seller’s pricing decision.

The reported list-to-sale ratio is 93.3%, indicating negotiation below the list-price measure used in the report. It does not mean every seller accepted the same adjustment or that every current listing should be discounted by a fixed percentage.

Together, the supply, inventory-age, and sale-to-list figures support a practical approach: evaluate the asking price against comparable properties buyers can choose today and the prices of relevant completed sales. Long exposure alone does not explain why a particular property remains available.

Property-type differences

Single-family homes account for 54 of the 81 active listings and 14 of the 24 sales over the trailing 12 weeks. Their median sold price was $579,000, with a median sold marketing period of 152 days. They make up roughly two-thirds of current inventory but a smaller share of completed sales.

Condos and townhomes account for 25 active listings and nine sales. Their median sold price was $379,000, and median sold time on market was 83 days. They represented approximately 31% of available inventory and 38% of twelve-week sales.

That comparison shows a greater share of completed activity relative to current inventory in condos and townhomes, alongside a shorter median marketing period among the properties that sold. It does not establish that the segment is speeding up, and differences in price, condition, and individual properties still matter.

Manufactured and mobile homes account for the remaining two active listings and one sale. That sold sample is too thin for a useful price or marketing-time comparison.

Bottom line

Town of Taos / Canon offers buyers considerable choice, with 10.1 months of supply and a large share of listings already past 90 days on market. Sellers should pay close attention to competing properties and completed-sale evidence rather than relying on the area-wide median alone. For homeowners assessing value, the distinction between single-family homes and condos or townhomes is especially relevant: their recent closing prices and marketing times describe different parts of this market.
