Country Club’s headline supply picture is unchanged from last week. Two residential listings are available, and the trailing twelve-week window contains one sale, producing a calculated 6.0 months of supply. The difference in this report is longer measured exposure among the available homes: median active DOM increased from 230 to 237 days.

Six months of supply ordinarily falls within the balanced-to-active range, but here the calculation rests on just two listings and one transaction. It is more useful to focus on those underlying counts than to assign the entire neighborhood a broad market label.

Buyer activity

The current four-week window contains one closing, as does the broader twelve-week window. That is one completed transaction within overlapping periods, not two separate sales.

Both counts match the October 11 report. They do not establish that another property closed during the past week or that transaction activity has accelerated or slowed.

One sale is too narrow a sample for useful sold-price medians, sold marketing-time statistics, or list-to-sale comparisons, so those measures are not reported. The record establishes completed activity without telling us how quickly that property sold or how its final price compared with asking.

Seller positioning

Both active listings have been on the market for at least 90 days. Median active exposure is 237 days, and the 75th-percentile reading is 258 days, each seven days above the prior report.

Those readings describe a very small inventory pool, but the extended exposure is relevant to the properties currently available. Sellers have reason to review how their home compares with alternatives in price, condition, and features, even when the number of listings within Country Club is limited.

The figures alone do not explain why either property remains available or establish what its owner would accept. Nor does a small listing count guarantee a strong negotiating position: buyers may also consider suitable properties outside the immediate neighborhood.

What the inventory represents

Both available listings and the single twelve-week sale are single-family homes. No other residential property type contributes to the snapshot.

The unchanged inventory total does not establish whether every underlying listing is the same as last week. Similarly, matching rolling sales counts do not prove that the transaction record is identical. The supported comparison is that the headline counts held steady while the active exposure measures increased.

With only one sale supporting the supply calculation, an additional closing would materially change the reading. That sensitivity is a reason to keep the interpretation grounded in individual properties rather than infer broad competition or a change in market momentum.

Bottom line

Country Club still offers a very limited selection, and both available homes carry substantial market exposure. Buyers should evaluate each property and its alternatives rather than assume that limited inventory requires urgency. Sellers and homeowners assessing value need relevant comparable evidence beyond this one-sale sample. This week’s figures show an unchanged inventory-to-sales calculation and longer active exposure—not a demonstrated shift in prices or transaction pace.
