Ranchos / Talpa
Ranchos / Talpa Market Snapshot
Week ending October 18, 2026
All residential types · Trailing 12-week window: July 26–October 18, 2026
Key indicators
Ranchos / Talpa has more homes available against a smaller rolling closing count this week. Active listings increased from 34 to 36, while trailing twelve-week sales declined from six to five. Calculated supply rose from 17.0 to 21.6 months, reinforcing a buyer-favorable balance with substantial inventory relative to completed activity.
The change is concentrated in Ranchos de Taos, which accounts for both additional listings and the one fewer sale in the rolling window. Talpa and Talpa Foothills have unchanged inventory and sales counts. With only five transactions across the combined zone, the higher supply reading is a useful comparison between reports, but not enough to establish a sustained slowdown.
Buyer activity
One residential property sold over the past four weeks, unchanged from the October 11 snapshot. The broader twelve-week count declined by one as the reporting window moved forward. Completed activity remains light relative to the 36 properties available.
The current five-sale median price is $370,000, compared with $474,500 in the prior six-sale sample. Median sold time on market declined from 128 to 98 days. Those are changes in the completed-sale sample, not evidence that comparable homes lost value or that the remaining inventory will sell faster.
Property type matters particularly in this small closing pool. Three sales were single-family homes and two were manufactured or mobile homes. The combined median should therefore be read alongside the separate single-family figures rather than applied to every home in the zone.
Seller positioning
Twenty-eight listings have been on the market for at least 90 days, one more than last week. Their rounded share declined from 79% to 78% because the total inventory increased. The lower percentage does not mean there are fewer older listings competing for buyers.
Median active DOM moved from 140 to 141 days, while the 75th-percentile reading declined from 219 to 212 days. These mixed movements describe the current inventory distribution; they do not establish a broad improvement in selling time.
The reported list-to-sale ratio declined from 94.8% to 92.5%, indicating a larger gap below the list-price measure in the current sales sample. With only five closings, that difference should not be turned into a standard discount or a conclusion that every seller faces tougher negotiations.
For sellers, the more durable consideration is the available competition: 36 listings against five recent completed sales. Pricing decisions need to account for the properties buyers can reasonably choose instead, along with relevant sold comparables.

Property types and local differences
Single-family inventory increased from 32 to 33 listings, while its twelve-week sales count declined from four to three. The current single-family median sold price is $579,000, compared with $744,750 in the prior report, and median sold DOM is 98 days. Three sales are a thin basis for comparison; the lower median does not measure depreciation across the single-family market.
Manufactured and mobile inventory increased from one listing to two, with two twelve-week sales, unchanged. One additional listing remains classified as other residential, with no recorded sale. The manufactured/mobile sold sample is too small for a useful separate price-median comparison.
Ranchos de Taos has 31 active listings and four twelve-week sales, compared with 29 listings and five sales last week. Calculated supply increased from 17.4 to 23.3 months. Median active DOM is 140 days, and 74% of listings have reached at least 90 days on market. Its four-sale median price is $347,500, but that limited sample should not be treated as a value benchmark for every available home.
Talpa remains at four active listings and no twelve-week sales. Without a closing in the window, a finite months-of-supply figure cannot be calculated. Median active DOM increased from 341.5 to 348.5 days, and all four listings have been marketed for at least 90 days. Extended exposure remains the clearest observation in this small inventory pool.
Talpa Foothills remains at one active listing and one twelve-week sale, producing 3.0 months of supply. The available property has been on the market for 155 days, compared with 148 in the prior snapshot. That single-listing, single-sale calculation does not establish broadly competitive conditions, despite being much lower than the combined zone’s supply figure.
Bottom line
Buyers have more available properties in this snapshot, while the rolling record contains one fewer closing. Sellers face both a larger inventory total and one more listing with at least 90 days of exposure. The lower sold medians warrant a careful look at the transactions involved, not an assumption that neighborhood values fell by the same amount. For both sides, the useful comparison remains the specific property type and sub-area rather than the combined headline.
