Arroyo Seco / Des Montes / El Salto
Arroyo Seco / Des Montes / El Salto Market Snapshot
Week ending October 18, 2026
All residential types · Trailing 12-week window: July 26–October 18, 2026
Key indicators
Buyers have a slightly larger selection in Arroyo Seco, Des Montes and El Salto this week, while the rolling record contains one fewer completed sale. Active residential listings increased from 13 to 15, and trailing twelve-week sales declined from three to two. Together, those changes lifted calculated supply from 13.0 to 22.5 months.
That is a substantially higher inventory-to-sales reading, but it rests on just two transactions. The current balance favors buyers; the size of the numerical change should not be mistaken for a measured collapse in demand or a sustained slowdown.
Buyer activity
No residential closings were recorded in the most recent four weeks, unchanged from the October 11 snapshot. The two sales in the broader twelve-week window provide only a limited view of completed activity.
The rolling count is lower than last week, but the window also covers different dates. Without a longer transaction history, that change does not establish whether current buyer interest is weakening. Closings alone also do not tell us how many showings, offers, or pending contracts are present.
With only two sales, sold-price medians, sold marketing-time statistics, and list-to-sale comparisons are not reported. All current inventory and both completed sales are single-family homes.
Seller positioning
The active DOM figures moved in different directions. Median exposure declined from 185 to 151 days, while the 75th-percentile reading increased from 306 to 313 days. A lower median therefore sits alongside a longer upper-end exposure reading.
Eleven listings have been on the market for at least 90 days—the same count as last week. Their share fell from 85% to 73% because the total inventory increased. That lower percentage does not mean the number of older listings declined.
For sellers, the important fact is that a substantial group of long-exposed properties remains available. The current inventory should be compared on price, condition, and features rather than assuming that the lower active median means homes are selling faster.

Local differences
Arroyo Seco accounts for the change in the combined inventory and sales totals. It now has seven active listings and one twelve-week sale, compared with five listings and two sales in the October 11 report. Calculated supply increased from 7.5 to 21.0 months. That large movement comes from two additional listings and one fewer sale in a small sample, so it needs to be read alongside those underlying counts.
Median active DOM in Arroyo Seco declined from 185 to 102 days, while the share of listings at 90 days or more fell from 80% to 57%. The inventory statistics describe a different current mix; they do not establish faster selling or explain how individual listings entered or left the active pool.
Des Montes remains at five active listings and no twelve-week sales. A finite months-of-supply figure cannot be calculated without a closing in the window. Median active DOM increased from 241 to 248 days, and 80% of listings remain at least 90 days old. The record continues to show extended exposure without a completed transaction during the measured period.
El Salto is unchanged at three active listings and one twelve-week sale, maintaining a calculated 9.0 months of supply. Median active DOM increased from 144 to 151 days, and all three listings have been on the market for at least 90 days. Its lower supply reading relative to the combined zone rests on one transaction, rather than broad evidence of stronger demand.
Bottom line
There are more homes to choose from and fewer sales in the current twelve-week window, producing a higher supply reading. At the same time, the older inventory has not diminished in count, despite a lower active DOM median and stale percentage. Buyers and sellers should focus on the individual alternatives in each sub-area. With only two completed sales, this snapshot supports a clear inventory comparison but not a reliable conclusion about price direction or sustained market momentum.
