Country Club still has two homes available and one completed sale in its trailing twelve-week record. That leaves calculated supply unchanged at 6.0 months. The shorter activity window has changed, however: no closings appear in the current four-week period, compared with one in the October 18 report.

The available inventory continues to show extended exposure. Median active DOM increased from 237 to 244 days, and both listings remain past 90 days on market. With only two listings and one twelve-week sale, those underlying facts are more useful than treating the supply figure as a broad verdict on the neighborhood.

Buyer activity

The four-week closing count moved from one in each of the prior two reports to zero this week. The twelve-week count remains one. The shorter window therefore no longer contains a completed sale, while the broader window still does.

That distinction does not establish that buyer interest has disappeared or that the market is experiencing a sustained slowdown. Showings, offers, and pending contracts are not included in this snapshot, and a single transaction can substantially affect a small area’s reported activity.

The one-sale sample is too limited for useful sold-price medians, sold marketing-time statistics, or list-to-sale comparisons. Those measures are not reported.

Seller positioning

Median active exposure has increased across the October 11, 18, and 25 reports, from 230 to 237 to 244 days. The 75th-percentile readings have also increased, from 251 to 258 to 265 days.

Both available listings remain in the 90-plus-day category. These figures document extended exposure within a very small inventory pool; they do not establish why either property remains unsold or what its owner would accept.

For sellers, limited neighborhood inventory should be considered alongside the alternatives buyers can find elsewhere. A small listing count does not guarantee urgency, particularly when the available homes have already had considerable market exposure.

What the supply reading means here

Both active listings and the single twelve-week sale are single-family homes. No other residential property type contributes to the calculation.

The 6.0-month supply reading is based on the twelve-week sales measure, which is unchanged. That is why supply remains the same even though the shorter four-week count declined to zero.

Six months ordinarily falls within the balanced-to-active range, but this calculation rests on two homes and one closing. It cannot establish broad competition, a typical selling time, or a predictable result for either available property.

Nor does the combination of one completed sale and older active inventory establish separate fast-selling and slow-selling segments. The marketing time of the completed sale is not reported.

Bottom line

Country Club offers a very small selection of homes, both with substantial exposure, and the current four-week window contains no completed sale. Buyers should compare the available properties with relevant alternatives rather than assume scarcity requires urgency. Sellers and homeowners assessing value need evidence beyond this one-sale sample. The supported change this week is a lower short-window closing count and longer active exposure—not a demonstrated change in prices or a sustained shift in demand.
