Ranchos / Talpa
Ranchos / Talpa Market Snapshot
Week ending October 25, 2026
All residential types · Trailing 12-week window: August 2–October 25, 2026
Key indicators
The number of homes available in Ranchos / Talpa is unchanged this week, as is the rolling sales count. Thirty-six residential listings sit against five completed sales over the trailing 12 weeks, maintaining 21.6 months of supply. That remains a buyer-favorable balance with substantial available inventory relative to completed activity.
The change is in the exposure of the homes still available. Median active DOM increased from 141 to 148 days, and the number of listings marketed for at least 90 days rose from 28 to 29. The headline supply calculation held steady, but the current inventory has longer measured exposure.
Buyer activity
One residential property sold over the past four weeks, within the five-sale total for the trailing 12 weeks. Both counts match the October 18 snapshot.
The twelve-week count was six on October 11, then five on October 18 and five again this week. That sequence does not show a continuing decline in the closing count. It shows a lower current total than two reports ago, followed by an unchanged reading.
The five-sale median price remains $370,000, and median sold DOM remains 98 days. Matching statistics do not prove that every underlying transaction is the same or that property values are stable. They describe the current rolling sample, which is still small.
Seller positioning
Median active exposure has increased across all three October reports: 140 days on October 11, 141 on October 18, and 148 this week. The count of listings at 90 days or more has also increased, from 27 to 28 to 29.
The current stale share is 81%, up from 78% last week. The 75th-percentile active DOM reading increased from 212 to 219 days. Together, these figures show that a large portion of the available inventory has established market exposure.
The reported list-to-sale ratio remains 92.5%. It indicates negotiation below the list-price measure used in the report, but it is not a standard discount for current listings or a measure of reductions from original asking prices.
For sellers, the useful comparison is with the homes a buyer could reasonably choose instead. Unchanged inventory totals do not remove that competition, and the exposure figures give sellers reason to review how their property stands on price, condition, and features.
Property types and local differences
Single-family homes account for 33 active listings and three twelve-week sales, unchanged from October 18. Their median sold price remains $579,000, with median sold DOM of 98 days. Three transactions are a thin basis for a pricing conclusion, particularly when applying that median to a different property.
Manufactured and mobile homes remain at two active listings and two sales. One additional property is classified as other residential, with no recorded sale. The manufactured/mobile sold sample is too small for a useful separate price-median comparison.
Ranchos de Taos again has 31 active listings and four twelve-week sales, maintaining 23.3 months of supply. Median active DOM increased from 140 to 147 days, while the stale share increased from 74% to 77%. Its four-sale median price remains $347,500. This sub-area contains most of the zone’s available homes and completed activity, with substantial competition relative to its closing count.
Talpa remains at four active listings and no twelve-week sales. Without a closing in the window, a finite months-of-supply figure cannot be calculated. Median active exposure increased from 348.5 to 355.5 days, and all four listings remain at least 90 days on market. The current record shows prolonged exposure without a completed transaction during the measured period.
Talpa Foothills remains at one active listing and one twelve-week sale, producing 3.0 months of supply. The available listing has 162 days on market, compared with a 155-day reading in the prior snapshot. That low supply calculation still rests on a single listing and a single closing; it does not establish broad competition or a quick-selling market.
Bottom line
Ranchos / Talpa’s inventory-to-sales balance is unchanged from last week, but active exposure is longer and one more listing is past 90 days. Buyers continue to have considerable selection relative to completed activity, particularly in Ranchos de Taos. Sellers should assess their position against that established competition rather than assume unchanged headline figures mean nothing has changed. For homeowners evaluating price, the five-sale sample remains a starting point for comparable-property analysis, not a neighborhood-wide valuation.
