The available selection in Arroyo Seco, Des Montes and El Salto expanded again this week, while the rolling sales count held steady. Sixteen residential listings are active, compared with 15 in the October 18 report. Two properties sold over the trailing 12 weeks, producing 24.0 months of supply, up from 22.5.

Across the October 11, 18, and 25 reports, active inventory has increased from 13 to 15 to 16 listings. The corresponding twelve-week sales counts were three, two, and two. That sequence shows a more heavily supplied balance in the published snapshots, but the small closing counts make the ratios sensitive to individual transactions.

Buyer activity

No residential closings were recorded in the most recent four weeks, matching the prior two reports. The twelve-week total remains two, unchanged from October 18.

Completed activity is limited relative to the available inventory. That does not establish an absence of showings, offers, or pending contracts, which are not measured here. Nor do unchanged rolling counts prove that the underlying transactions are identical between reporting dates.

With only two sales, sold-price medians, sold marketing-time statistics, and list-to-sale comparisons are not reported. All active listings and both completed sales are single-family homes.

Seller positioning

The inventory-age figures tell different parts of the story. Median active DOM declined slightly from 151 to 150 days, while the 75th-percentile reading declined from 313 to 255 days. Yet the count of listings marketed for at least 90 days increased from 11 to 12, raising their share from 73% to 75%.

Those movements are not contradictory. The median, upper-percentile reading, and number above a fixed threshold describe different aspects of the active inventory. A lower exposure statistic does not mean properties are selling faster, and the increased older-listing count shows that long-marketed alternatives remain substantial.

For sellers, the practical consideration is the competition buyers can choose today. More available homes against the same two-sale rolling count make price, condition, and property-specific differences important. The statistics alone do not explain why an individual listing remains available or what change would lead to a sale.

Local differences

Arroyo Seco has eight active listings, up from seven, and one twelve-week sale, unchanged. Calculated supply increased from 21.0 to 24.0 months. Median active DOM declined from 102 to 70 days, and half the listings are at least 90 days old. That represents four older listings, the same count implied by last week’s seven listings and rounded 57% stale share. The lower percentage therefore does not indicate fewer older properties; there is a larger total inventory.

Des Montes remains at five active listings and no twelve-week sales. A finite months-of-supply figure cannot be calculated without a closing in the window. Median active DOM increased from 248 to 255 days, and all five listings are now at least 90 days old, compared with four in the prior snapshot. Extended exposure remains the clearest feature of this sub-area’s available inventory.

El Salto is unchanged at three active listings and one twelve-week sale, maintaining 9.0 months of supply. Median active DOM increased from 151 to 158 days, and all three listings remain at least 90 days old. Its supply reading is lower than the combined zone’s, but one sale provides too little evidence to characterize the sub-area as broadly more competitive.

Bottom line

The combined area has more available homes than in either of the previous two reports, with only two completed sales in the current twelve-week window. Buyers have additional choice, but the properties may differ considerably in their suitability for a particular search. Sellers face a larger inventory pool and one more listing past 90 days on market. The useful conclusion is a heavier supply balance—not a demonstrated change in home values or proof that lower active DOM statistics mean faster selling.
