Weimer’s headline supply picture has held steady across the last three reports. Eight residential listings are available, with two sales over the past four weeks and five over the trailing 12 weeks. Calculated supply remains 4.8 months, placing the current inventory-to-sales balance in the balanced-to-active range.

The change this week is in measured active exposure. Median days on market increased from 88 to 95, and the 75th-percentile reading increased from 167 to 174 days. Four listings—half the available inventory—remain at least 90 days on market.

Buyer activity

The four-week and twelve-week closing counts match the October 11 and October 18 snapshots. That gives us an unchanged reported absorption calculation, rather than evidence of accelerating or slowing transaction activity.

The five-sale median price remains $949,000, and median sold time on market remains 31 days. Those figures describe a limited group of completed transactions. They do not establish the value or likely selling time of each home currently listed.

Matching counts and medians across reporting dates also do not prove that every underlying sale is identical. The rolling windows cover different dates, so the supported conclusion is that the reported measures have held steady.

Seller positioning

The current median active exposure of 95 days is seven days above last week’s reading, but below the 124 days reported on October 11. That sequence is not a continuous aging trend in the median, even though this week’s reading is higher.

The 75th-percentile figure has increased across the three reports, from 165 to 167 to 174 days. Meanwhile, the count of listings at 90 days or more has remained four. The available inventory therefore continues to include a meaningful group of longer-exposed homes.

The reported list-to-sale ratio remains 100.0%, a strong close-to-list reading for the completed-sales sample. It does not mean every sale closed at asking price, that original asking prices were achieved, or that concessions were absent.

For sellers, those completed results are useful alongside the active competition—not in place of it. A small inventory pool can limit a buyer’s choices, but it does not guarantee that each home will reproduce the outcomes of the five properties represented in the sold sample.

The homes available and the homes that sold

All eight active listings and all five twelve-week sales are single-family homes. There is no other residential property type contributing to the current figures.

Even within that category, homes can differ substantially in size, condition, land, and features. The relevant comparison for a buyer or seller is the subset of properties that genuinely competes with a particular home.

Median sold exposure remains 31 days, while median active exposure is 95 days. These are separate populations: properties that completed a sale and properties still available. The increase in active DOM does not demonstrate that completed transactions are taking longer, just as the shorter sold median does not promise a quick result for the remaining listings.

Bottom line

Weimer continues to offer a small selection of homes and an unchanged 4.8-month supply reading. Recent completed sales show close-to-list performance, but half the active inventory has already reached 90 days on market. Buyers should weigh suitable properties against the actual alternatives, while sellers should assess their own positioning rather than assume the limited inventory guarantees a quick sale. The headline balance is unchanged; the decision still rests with the individual property.
