The limited sales count keeps the market buyer-favorable, but the inventory-age profile is not as heavy as El Prado or Blueberry Hill.

El Prado / Blueberry Hill / Colonias is still a buyer-favorable market, but it improved slightly this week. Supply moved down to 15.5 months, the four-week sales count increased, and stale inventory eased a bit. The opportunity for buyers remains strongest in El Prado and Blueberry Hill, where supply is heavy. Sellers have the best setup where inventory is fresher and absorption is more balanced, especially in Colonias Upper. This zone is not tight, but it is not frozen either.
