Its recent sold-price median was $866,000, but that figure comes from only three sales and should be viewed as the composition of a small sample rather than a broad pricing benchmark.
Upper Colonias is the most active of the four sub-areas by recent sales count. It has 17 active listings and five sales over 12 weeks, producing 10.2 months of supply. Median active DOM is 86 days, and 41% of listings are stale. Its recent sold-price median was $305,000, but the limited five-sale sample means that result may reflect the particular properties that closed more than a generalized change in Upper Colonias values.
Lower Colonias has the slowest absorption reading, with 12 active listings, two 12-week sales, and 18.0 months of supply. Its inventory is comparatively fresher: median active DOM is 68.5 days, and only 25% of listings have crossed 90 days. The high months-of-supply figure is driven by limited sales activity rather than an especially old inventory pool. With only two recent sales, a meaningful sold-price median is not reported.
The sub-area comparison shows that supply pressure takes different forms across the zone. El Prado and Blueberry Hill carry larger stale shares, Upper Colonias has the strongest recent transaction count, and Lower Colonias has fresher inventory but the weakest absorption rate.
