Buyer Activity

Single-family homes account for most of the market: 47 active listings and 12 sales over 12 weeks. Their median sale price was $545,000, with median sold DOM of 93 days.
Condominiums and townhomes contributed three sales against 11 active listings. Their $305,000 median sale price and 244-day median sold DOM come from a limited sample. Those closings show that some longer-exposed attached homes found buyers, but three transactions are not enough to establish a dependable selling-time expectation.
Manufactured and mobile homes have three active listings and one sale. One Earthship is active, with no sale recorded during the window. Neither segment has enough transactions for a useful pricing conclusion.
Seller Positioning
The median active listing has been available for 114 days, while the upper quarter of inventory has reached at least 206 days. Combined with the 61% stale share, those figures show that extended exposure is widespread.
The reported 12-week list-to-sale ratio is 90.3%, indicating meaningful negotiation in the properties that reached closing. It should not be treated as a fixed discount buyers can expect on every listing, but it does not support a picture of broad seller pricing power.
For sellers, the distinction between asking prices and achieved prices matters. With 11.6 months of supply and most active listings already beyond 90 days, current competition and buyer response deserve more weight than an asking price that has not produced an offer.

That is still slower, selective territory rather than a tight market. Median active DOM is 124 days, and 67% of inventory is stale—the same stale share as El Prado despite a lower supply reading. Recent sales have occurred, but much of the remaining inventory has not moved quickly. The $663,500 sold median comes from only five sales.
Upper Colonias has 18 active listings and five sales, equal to 10.8 months of supply. Median active DOM is 119 days, and 61% of listings have reached 90 days. It matches Blueberry Hill’s transaction count but carries six more active listings, leaving a deeper supply relative to that sales pace. Its five-sale median was $435,000.
Lower Colonias has the slowest calculated absorption: 14 active listings, two sales and 21.0 months of supply. Its median active DOM is lower, at 88 days, but half the inventory is already stale. A relatively younger median does not offset the limited closing activity. With only two sales, the supply calculation is highly sensitive to individual transactions, and no sold-price median is reported.
The differences are important. Blueberry Hill has the most functional inventory-to-sales relationship, while Lower Colonias has the lightest absorption. El Prado and Upper Colonias sit between those extremes, but both carry double-digit supply and substantial older inventory.
