El Prado, Blueberry Hill and the Colonias have substantial inventory relative to recent sales. There are 62 active residential listings and 16 sales over the past 12 weeks, producing approximately 11.6 months of supply at that pace. That puts the area in buyer-favorable territory overall, although the balance varies considerably between neighborhoods and property types.

Three homes sold during the most recent four weeks. Those three sales account for fewer than one-fifth of the 12-week total, indicating a lighter recent closing pace. Activity is present, but the latest completed-sales count is limited; it does not establish how many buyers are currently looking or negotiating.

For sellers, time on market is a central part of the picture. The median active listing has been on the market for 116 days, and roughly one-quarter of listings have reached about 207 days or longer. Thirty-eight properties—61% of available inventory—have been listed for at least 90 days. That is a heavy concentration of older inventory, making realistic positioning against competing properties particularly important.

The reported list-to-sale ratio is 90.3%, indicating negotiation below asking prices among the measured sales. It is not a standard discount buyers should expect on every property. Homes that sold had a median market time of 96 days over the 12-week period, showing that completed transactions are occurring even as a substantial portion of current inventory remains available longer.

Single-family homes account for most of the market: 47 active listings and 12 of the 16 sales. Their 12-week median sale price was $545,000, with a median of 93 days on market. Condos and townhomes had 11 active listings and three sales, with a $305,000 median and 244-day median market time. That three-sale sample is thin, but it shows a different closing mix and longer selling times than the single-family sample.

Across all residential types, the 12-week median sale price was $435,000. The difference from the single-family median illustrates why property type matters when assessing a particular home.

How the sub-areas differ

Blueberry Hill has the strongest absorption of the four sub-areas in this snapshot: 12 active listings, five sales over 12 weeks, and 7.2 months of supply. Even here, the median active market time is 131 days and 67% of listings have been available for at least 90 days. Its relatively stronger sales pace has not eliminated older inventory.

Upper Colonias has 19 active listings and five sales, producing 11.4 months of supply. Median active market time is 124 days, with 58% of listings at 90 days or longer. It has the same closing count as Blueberry Hill, but more available inventory competing for that level of activity.

El Prado has 17 active listings and four sales, or 12.8 months of supply. Its median active market time is 118 days, and 71% of inventory has been listed for at least 90 days—the highest stale share among these four sub-areas. Sellers face a substantial pool of established competition.

Lower Colonias has 14 active listings and two sales, producing 21.0 months of supply. Median active market time is 95 days, and half the listings have reached 90 days. The two-sale sample is very thin, so the supply calculation is sensitive to individual closings. It nevertheless shows considerable available inventory relative to the transactions recorded.

Bottom line

Buyers have meaningful choice across this area, but Blueberry Hill’s recent absorption is stronger than the zone-wide figure suggests. Sellers face substantial older inventory and evidence of negotiation, making the closest competing listings and recent comparable sales more useful than a broad market average. For homeowners tracking value, the $435,000 overall median should not substitute for a comparison matched to neighborhood and property type.
