El Prado, Blueberry Hill and the Colonias have 56 active residential listings and 19 sales over the past 12 weeks, producing approximately 8.8 months of supply. Buyers have substantial overall selection relative to that closing pace, but the combined figure conceals important differences between neighborhoods and property types.

Five homes sold during the latest four weeks, accounting for approximately 26% of the 12-week total. That is below the average four-week pace of roughly six sales across the full window. It describes a lighter recent concentration of closings, but five transactions do not establish a sustained slowdown in buyer demand.

Older inventory remains a significant part of the available selection. Thirty-five listings—63% of the total—have been on the market for at least 90 days. Median active time on market is 118 days, and the 75th-percentile reading is 214 days, placing roughly the longest-listed quarter at that point or beyond.

The 19 completed sales had a median market time of 100 days. That is shorter than the current inventory’s median, but the two figures describe different properties. They do not establish that pricing alone explains why some homes sold while others remain available.

The reported list-to-sale ratio is 89.9%, indicating sales below the asking-price reference used in the calculation. It does not establish that every seller accepted a similar discount, that the reference was the original asking price, or that current buyers should expect a standard reduction.

Single-family homes account for 41 active listings and 15 of the 19 sales. Their 12-week median sale price was $663,500, with a median sold time on market of 100 days. Condos and townhomes had 11 active listings and three sales, with a $305,000 median and 244-day median sold time. That three-sale sample is thin, but its different pricing and marketing times show why property type matters.

Three manufactured or mobile homes are active, with one recorded sale. One Earthship is active, with no recorded sale. Those transaction counts do not support useful sale-price or selling-time comparisons for either category.

Across all residential types, the 12-week median sale price was $480,000. That figure reflects the mix of properties that closed and should not substitute for a neighborhood- and property-type-specific valuation. This snapshot does not establish appreciation or depreciation.

How the sub-areas differ

Blueberry Hill has the lowest calculated supply among the four sub-areas: nine active listings, seven sales over 12 weeks and 3.9 months of supply. That indicates relatively limited inventory against its recent closing pace. However, median active time on market is 142 days, and 78% of listings have been available for at least 90 days. Stronger absorption has not meant that all remaining homes are moving quickly. Its seven-sale median was $690,000, a description of that closing sample rather than every Blueberry Hill home.

Upper Colonias has 17 active listings and six sales, producing 8.5 months of supply. Median active market time is 104 days, and 53% of listings have reached 90 days. Its six-sale median was $617,500. Available inventory is deeper relative to recent transactions than in Blueberry Hill, although those price medians do not control for differences in the homes sold.

El Prado has 16 active listings and four sales, or 12.0 months of supply. Median active market time is 131.5 days, and 75% of inventory has been listed for at least 90 days. The four-sale median was $367,500, but the small sample provides a limited basis for broader pricing conclusions. Sellers face substantial established competition relative to the number of completed transactions.

Lower Colonias has 14 active listings and two sales, producing 21.0 months of supply. Median active market time is 74.5 days, and half the listings have reached 90 days. Its lower median listing age does not imply faster absorption: the available inventory is substantial against just two closings. That thin sales sample also makes the supply calculation sensitive to individual transactions and does not support a useful sale-price comparison.

Bottom line

Buyers have substantial choice across the combined area, but Blueberry Hill’s inventory-to-sales relationship is considerably tighter than the zone-wide figure. Older listings remain common even there. Sellers should assess the homes competing directly with their own, while buyers should evaluate asking prices and comparable sales without assuming that the reported list-to-sale ratio guarantees a particular discount. The most useful comparison remains specific to neighborhood, property type and condition.
