El Prado / Blueberry Hill / Colonias
El Prado / Blueberry Hill / Colonias Market Snapshot
Week ending October 11, 2026
All residential types · Trailing 12-week window: July 19–October 11, 2026
Key indicators
El Prado, Blueberry Hill and the Colonias have 57 active residential listings and 17 completed sales over the trailing 12 weeks, producing 10.1 months of supply. Overall, that is a buyer-favorable balance: available inventory is substantial relative to recent closings. The practical picture varies within the zone, with Blueberry Hill showing a considerably lower supply reading than El Prado or either Colonias sub-area.
The October 4 snapshot reported 56 active listings, 19 trailing 12-week sales, and 8.8 months of supply. The current snapshot has one more listing and two fewer sales in its rolling window. That produces a higher supply reading, but the two observations do not establish a sustained slowdown: the sales window changes as older closings leave and newer closings enter.
Buyer activity
Five residential properties sold over the past four weeks, within a total of 17 over the trailing 12 weeks. Completed buyer activity is present but limited relative to the 57 properties currently available. These counts describe recent transactions; they do not establish whether demand is gaining or losing momentum.
Single-family homes account for most of the activity, with 43 active listings and 14 of the 17 sales. Their 12-week median sale price was $676,750, and median sold time on market was 112 days. Across all residential types, the median sale price was $610,000 and median sold time on market was 100 days. Those figures describe the properties that closed, rather than a change in the value of a typical neighborhood home.
The remaining inventory includes 11 condos or townhomes, two manufactured or mobile homes, and one Earthship. Those categories recorded two, one, and zero sales, respectively. Their sold samples are too thin for useful price-median comparisons.
Seller positioning
The median active listing has been on the market for 125 days, and the 75th-percentile reading is 227 days. Thirty-eight listings—67% of available inventory—have been marketed for at least 90 days. That is a heavy concentration of older inventory, making competing listings and exposure time important considerations when setting an asking price.
The reported list-to-sale ratio is 89.9%, indicating substantial negotiation relative to the list-price measure used in the report. It should not be treated as a standard discount that every buyer can expect or every seller must accept. Alongside the inventory age and supply figures, it makes a strong case for pricing against relevant competing and recently sold properties.
Local differences
El Prado has 17 active listings and four sales over the trailing 12 weeks, producing 12.8 months of supply. Median active DOM is 149 days, and 82% of listings have been on the market for at least 90 days. This is the largest stale share among the four sub-areas, with substantial availability relative to a limited closing count.
Blueberry Hill has 10 active listings and six sales over 12 weeks, producing 5.0 months of supply. That falls in the balanced-to-active range and is the lowest supply reading within the combined zone. Inventory age still matters: median active DOM is 145 days, and 70% of listings are at least 90 days old. Its lower supply reading does not mean every available home is selling quickly.
Upper Colonias has 17 active listings and five sales over 12 weeks, with 10.2 months of supply. Median active DOM is 111 days, and 65% of listings have reached at least 90 days on market. Buyers have considerable selection relative to recent closings, while sellers face a substantial base of already-established competition.
Lower Colonias has 13 active listings and two sales over 12 weeks, producing 19.5 months of supply. Its active inventory is younger than the other sub-areas, with a median DOM of 66 days and a stale share of 46%, but the closing sample is thin. Fresher inventory and a high supply reading can coexist; shorter exposure alone does not establish stronger demand.
Bottom line
For homeowners, the combined zone’s median price and supply figure are starting points, not property valuations. For sellers, the age of competing inventory and the reported list-to-sale ratio make realistic pricing especially important. Buyers have broad choice overall, but Blueberry Hill’s inventory-to-sales balance differs materially from the other sub-areas. The most useful comparison is with properties in the same neighborhood, of the same type, and with similar features.
